Currently I am staying in a private condo at jurong .
As my kid is going to primary school at cck next year so I tot of selling away my unit .

Case 1: buy parc rivera at west coast as the price is attractive
Problem for case 1 :
Buy Liao but no place to stay , don't wish to spent money on rental and parent place don't have place for us .
Question : any better option?

Case 2 : buy a resale at cck
Problem : unit at cck very old , been to mi casa and other condo.. condition not attractive.
Case 3 : buy hdb , but don't like the idea to stuck there for 5 year and couldn't buy if there a good development pop out.
Case 4: stay put at current unit ( mayfair) and wait for better development then sell

Do u have other better options??

Hi,

May I know which primary school will your child be attending? If your family and finances are comfortable, you can consider purchasing under your individual names 2 separate properties, (perhaps 1 resale in CCK, and Parc Riviera) after selling away Mayfair. That way could be a workaround for Case 1. There are some condos in CCK/Bukit Panjang area away from the MRT that are not too old, have you explored all of them?

I would think Parc Riviera has a strong case of capital appreciation given its proximity to all the upcoming infrastructure developments in Jurong Regional Centre for the next 5 - 10 years. In my opinion it is a good opportunity to capitalize on the upside and grow your wealth to secure the retirement.

If there is no suitable option in terms of purchase, the shorter term solution will be to rent a condo near the school for a year or 2 while you wait out for better options to surface, while you rent your current place at Mayfair. When time is ripe, you can do a sale and purchase concurrently.

May I ask if you need to sell off your current unit before you purchase another?

If you do not need to sell, you can do decoupling and purchase Parc Riviera without paying ABSD. This will save you 7%, and you can then keep both Mayfair and Parc Riviera.

On the other hand, if you need the sales proceeds from the sale of Mayfair for the downpayment of the next condo, you can always work out an arrangement to lease back the unit from the Buyer while waiting for Parc Riviera to complete.

Hi, base on what I am reading, it does not seem easy for you. The Mayfair is rather an old condo too and the valuation has been dropping.
