Dear sir/madam,

If this is a private apartment we are talking about, yes, it can be sold with tenancy, however, it will definitely help if you can discuss if your tenant is open to the option of moving out sooner should the purchaser of your unit is looking at purchasing for own stay. That gives you a fair bit of advantage as your unit will then be suitable to prospective purchasers who are looking to buy for own stay or investment through rental.

I have covered a fair bit of both transactions, and very importantly in the process, if the tenant is cooperative and kept the place good and clean, likelihood of attractive a buyer with right offer will be significant.

Yes you will need to sell with tenancy included. Probably 4 - 6 months down the road you can bounce the idea with tenant on his future plans and your intention of selling, it might be more approriate.

Hi, for your case, the buyer will purchase with tenancy and the tenant has nothing to do with it as the original terms and conditions still apply.

It will depend on the tenancy agreement that you have signed with the tenant. If there are no special provisions, then it is likely that you will be selling the property with tenancy. However, you can also discuss with your tenant to see whether early termination is possible on their end as selling a property vacant is easier as compared to selling a property with tenancy.

You are right. You have signed a legally binding contract with the tenant. If you were to sell off your unit, it will be with existing tenancy that the Buyer will have to honour with the tenants as well.
