Personally feel Venue Residences is a relatively safer pick and has more resale potential due to good schools nearby, better connectivity, more amenities and likely more upgrader demand. Then again its leasehold vs freehold project, not really apple to apple comparison. May I know what considerations led you to these two projects? Btw, I believe both developer sale units in both projects are fully sold, you are considering buying from the 1st owner?

    Intending to move near my in laws who are staying at Farrer Park and thus prefer to stay along NEL. Yes both development will be from 1st buyer.

    Understand it is LH vs FH so am in a dilemma. Would be staying for long term so would want it to retain its value

Dear Donald,

To be frank, a 20years timeline is not easy to forecast as it is likely to have gone through at least 1 or 2 cycles, therefore the easy option for us to advise is definitely to go for the freehold option.

As both projects are relatively new in comparison of age, it is premature to determine how much potential it has in terms of collective sale as both developers would have already maxed out the development potential. It will greatly rely on the revision in future master plan revisions, since the number of units of these projects are similar. The Venue is likely in a better position in terms of attracting developers based on existing infrastructure set up, being close to 2 major expressways over the location of Cityscape.

My suggestion is to look into the intangible factors for your family in the decision making process as I believe that staying near in laws where they can help in looking after the children or taking care of the household will have great impact on your convenience, especially if your scope of work involves frequent travels or last minute notification to be activated to work.

20 years is a long time in real estate. I would say in 20 years time, it is likely that the prices will appreciate for both the developments.

If you were to compare in terms of value retention, then a Freehold property will retain its value better than its Leasehold counterpart, especially during times of recession.

However, since you're purchasing for your own stay, I think what matters most are other factors, which may include:
1) proximity to places of work
2) convenience for your family
3) amenities surrounding your home
4) space and layout of the house.

The above takes into account your Time, Convenience and Comfort, which cannot be measured by Money.
