Hi, that is an interesting comparison. But a very simple conclusion to make in my opinion.

First your budget. I think Citygate's 1BR's approximately $200+k more than that of CT.

Then consider the yield. Give us a call and we would be able to give you a rough guide on the asking rentals, based on current market conditions.

Personally, I would use the smallest amount of outlay to get the maximum returns from a pure investment point of view. That means, if the rental yield are approximately similar, I would go for one with the lower quantum.

Having said that, we also make investment gains from capital appreciation. For that you will need to take into account the supply and demand picture in the respective areas and also the masterplan/area rejuvenation of the respective areas. We would be able to share on those for the mentioned projects too.

Which is closer to city centre or to CBD? This will determine the ease of renting out.
Which area has more potential growth?
Which condo has more shops inside that will be convenient to your tenant?

I understand that you are looking to invest in a 1BR flat.

In my opinion, Citygate is located more centrally thus better rentability.
It is also in close proximity to 3 MRT stations.
CityGate also has got shoppes within its compound which is a plus point.

In terms of rental yield both are estimated to be almost equally good.

Which is a better choice also depends on your budget.

We should also look at the master plan to know the potential for capital appreciation in the near future.

Dear investor,

Citygate will likely be a better choice in my opinion as it is a more centralised location and for new projects to spring up in the location to compete for purchasers and tenants will be lower probability than over at Commonwealth Towers vicinity.

Will you be staying in this investment as well or is it purely for rental? Would other projects which may have better projections be of considerations to you?
