i ve been thinking about buying a property purely for rental but I’m starting to wonder about the practical side of being a landlord. my plan is to give my unit for rental to group of students or working professionals . everyone talks about rental yield and capital appreciation , but what happens when the tenant is difficult , the unit needs repairs or you suddenly have no tenant for a few months ? thnx

**Renting to unrelated students or professionals can maximize gross rent, but it introduces heavy administrative friction that paper yield models completely ignore.**

### 1. Group Tenancy Dynamics & Regulatory Caps

* **Occupancy Limits:** URA strictly caps unrelated occupants at **6 persons** (or **8 persons** for private units $\ge$90 sqm registered with URA). Breaching this risks severe enforcement fines.
* **Single Master Lease vs. Room-by-Room:** Never sign separate individual room leases unless you want to manage flatmate disputes and revolving move-ins. Insist on a **single Master Tenancy Agreement** making all occupants **jointly and severally liable**. If one student defaults or leaves early, the remaining occupants remain legally responsible for the full rent.

---

### 2. Handling Repairs & Difficult Tenants

* **The S$150–S$300 Minor Repair Clause:** Standard CEA-aligned tenancy agreements require the tenant to absorb minor repairs (up to S$150–S$300 per item, per incident) after the initial 30-day handover period. This stops tenants from calling you for blown lightbulbs or clogged traps.
* **Strict Aircon Servicing Clauses:** Require quarterly servicing receipts as a contractual condition; neglected aircon units are the #1 source of expensive compressor replacements.
* **Security Deposit Protection:** Hold a 2-month security deposit (for a 2-year lease). Conduct a detailed photographic inventory at check-in. Any unauthorized wall hacking, deep floor scratches, or unpaid utilities are deducted directly at handover.

---

### 3. Absorbing Vacancy Drag

* **The 2-Month Reality:** A 2-month vacancy wipes out roughly 17% of your gross annual revenue while your mortgage, property taxes, and MCST fees continue unabated.
* **The Golden Buffer Rule:** Never run a rental property on zero reserves. Maintain a liquid cash buffer equivalent to **at least 6 months of mortgage installments and maintenance dues** to ride out market dips without panic-slashing rent to undesirable tenants.

Hi there!

You've raised an important consideration that many first-time property investors overlook.

**Rental income may appear attractive on paper, but managing a rental property is not entirely passive.**

Difficult tenants, unexpected repairs and periods of vacancy are genuine risks that should be factored into your investment calculations.

If you're targeting students or working professionals, I would pay particular attention to the property's location, tenant demand, layout and ongoing maintenance costs.

**Renting to multiple unrelated tenants may generate higher rental income, but it can also involve more management, tenant turnover and potential disputes.** You'll also need to comply with the applicable occupancy and rental regulations.

My advice is to evaluate the investment based on its **net returns after financing, property taxes, maintenance, repairs and potential vacancy**, rather than gross rental yield alone.

Most importantly, **buying the right property at the right price is just as important as finding the right tenants.**

May I ask what budget you're considering and whether this would be your first property or an additional investment property?

I'd be happy to help you evaluate suitable options based on actual rental demand, transaction prices and realistic holding costs before you commit.

Best regards,
**Geryl Lim**

1. Tenant Management: Screen students or working professionals carefully, verify their backgrounds, and establish clear tenancy agreements to minimise disputes and late payments.

2. Maintenance Costs: Budget for unexpected repairs, air-conditioning servicing, plumbing issues and regular upkeep to keep the property in good condition.

3. Vacancy Risk: Keep emergency savings to cover mortgage payments, property tax, maintenance fees and other expenses during periods without tenants.

4. Realistic Rental Returns: Calculate net rental yield after deducting expenses, agent fees, taxes and maintenance costs instead of focusing only on rental income and capital appreciation.

5. Professional Management: Consider hiring a property agent or property manager to handle tenant communication, rent collection and repairs if you lack the time or experience to manage the property yourself.
