Hi,

Duo Residences has office and retail components and is an iconic project by both SG and Malaysia goverments on a larger land plot, hence you will expect a higher premium with such branding. Citygate, on the other hand, is a relatively smaller scale mixed commercial-residential development with more affordable quantums. Both have strong investment potential upside with its proximity to CBD and large tenant pools. At present, Duo has only left larger quantum units but Citygate still has well-priced units available, but it is also close to selling out.

May I share with you more of the value-buys and both projects investment potential further? Thanks and hope to have the opportunity to understand your requirements further.

There are many factors that influences the price disparity which includes plot ratio/land area, major developers involved and the rationale of this project.

Duo Residences is a high end iconic project by the Singapore-Malaysia government which by the virtue of itself is branding and of high preminiumcy. City-Gate, although a mixed development, is a city fringe project with lower quantum due to the slightly different players and land size involved.

Dear sir/madam,

In my personal opinion, the market positioning of these 2 projects are different, in that Duo Residences has been positioned at a more high end development, targeting the higher end class of purchasers who are looking to be associated with branding, while Citygate has been positioned as a more affordable project, targeting a bigger pool of purchasers. As for how these projects will turn out when TOP, we will be able to determine the actual differences perhaps to see if it is worthwhile to pay the premium. More importantly, we will need to look into what individual purchasers' objective(s) are when they are purchasing these projects, when there are many other projects within the vicinity with supply (e.g. Concourse Skyline which has already TOPed or further down at Tanjong Rhu with a host of projects).
