Partitioning of the unit has to be approved by the MA. Once approved, each rental period should be minimum 3 months and subject to the condo's regulations.

No, it is not legal to split a condominium unit into rooms for letting out each room on a short-term monthly basis in Singapore.

Under the Planning Act, short-term rentals of less than three consecutive months are considered as a change of use and require planning permission from the Urban Redevelopment Authority (URA). However, URA has stated that short-term rentals of private residential properties are not allowed as they may result in disamenities to neighbours and compromise the residential character of the area.

Additionally, the use of a condominium unit as a serviced apartment or for short-term rentals may also be in breach of the Building Maintenance and Strata Management Act. The act prohibits the use of a private residential property for purposes other than as a dwelling house, without the written permission of the relevant authorities.

Therefore, it is important to comply with the regulations set by the authorities and ensure that the use of your condominium unit is in accordance with the relevant laws and regulations.
