Can share your views about cluster housing vs condo. I love the space and multiple rooms for my home office, kids study room and guest rooms but the lack of or limited facilities are a concern. at the same time location is not that great. condo looks good but similar sized or rooms is much beyond my budget. any comments appreciated.

It appears you are looking at a 4 or 5 bedroom property? May I know the preferred price range and time horizon you are looking at for this particular property purchase?

If you are looking to stay long term until the golden years, I would typically share with my client to go for the purchase that ticks and fits most of their requirements. If they have plans to sell off in the next 10 - 15 years after a certain life phase, we have to look at what attributes each individual project provide and try to analyse the resale demand in the future. May I know the projects you are comparing with so I able to share with you better personalized inputs?

Yes some of the pros & cons of each particular property category you have already highlighted here. One may add that some families have elderly hence landed living may be a hassle with stairs to climb daily, which can be worked around with a private lift in most newer developments. Cluster housing however provides landed living lifestyle which is pretty rare in land-scarce Singapore. Do note for most cluster house developments, the owners are accorded a strata title individually and have joint ownership of the land as well as common areas. This is unlike detached housing where the owners own the land that their house sits on.

By the way, there are some 99 year leasehold projects in the market where you can find strata-landed cluster house units in a big scale condominium setting with multiple condo facilities. Have you seen any of them yet?

    Yes, looking at 4/5 rooms. Most likely 10-15 years considering I myself may end up older but if it works, would expect to live until the end. In a way, I'd say flexible.
    Prefer freehold/999 given the huge investment and long term nature so the mixed developments were ruled out.
    No specific projects but going around few in serangoon, ang mo kio, east coast areas.

What is the price range you have in mind for the purchase? Will you consider Verdana Villas @ Grace Walk which is a cluster Semi-d with a strata area of 4456sqf coming with 5 ensuites, Private pool and lift and two cars lots. Asking $3.1m. Even from investment perspective, this is a good project to consider as rental averages at about $8500 in the project, which is highly popular among the expats due to the proximity to the French and Australian school.

Hi Anonymous, have you found your answer yet?cluster housing is good and offers greater privacy. I am developer agent for both condos and landed. At the showhouse my prospects are usially impressed by what I could show them.on site.

Hi sir,
I maybe a bit late to your queries. I would say that there is slight difference between Cluster house and condo. Condo are usually one level (horizontal space) but cluster house has a few stories (vertical space). There are lots of personal space but yet there is a common place for gathering and entertainment. It is actually very much depends on individual preference though. I have one listing at Nim Road (cluster house). It has a lift so going upstairs and down is a breeze :)
