Can parents/mother of the children under student pass, sign TA without a social visit or work pass? (parents/mother are foreigners) I'm told that they or the mother can sign TA however my concern is that if in the event, the person who signed TA go MIA or did not pay rent or leaving the children to stay while adults are gone, etc... how can I claim or sue or go with the legal process? Since the signed tenant, is missing or does not return back to Singapore. Please advise. Thanks!

Hi, appreciate your sharing. My advise is to request higher deposit like 3 months deposit. Upon tenant attains his/her valid pass, able to refund 1 month deposit to tenant.

The thing here is, if you have such concerns, then you should not accept this tenant in the first place. If your agent is encouraging you to accept the offer knowing you have such concerns, then you better think twice about continuing with this agent if he or she is not interested to address your concerns. The parents or guardian can only sign on the Tenancy Agreement if they have a valid long term pass in Singapore. Otherwise, if the student is of 18 years of age, he or she can also sign on the Tenancy Agreement.

Maybe I can find other tenants for u as a safer option for u to consider,...
