Afternoon Mr. Lee,
You do not need to have your mortgage cleared to sell your unit. From your selling price, the bank will recover the mortgage outstanding, then CPF will claim their portion (along with the interest) before any arrears are being settled. Whatever is balance will then be your cash profit.

Hi,
If it is private housing, you can sell even you have not cleared your outstanding.
If it is HDB, then you will need to fulfil your MOP before you can sell.
