Hi,

1) Are you referring to an HDB flat or private property?
2) I would assume you are referring to private property since HDB can only be inherited and not gifted.
3) There are no restrictions on when you can sell a gifted property, but no one who understands the implication will buy from you.
4) 2 main reasons why no one will buy are:
(a) Cannot receive any loan from any financial institutions.
(b) Creditors are able to crawl back the property if the donor went bankrupt within 3 years.

There is no MOP for private properties. You can sell off the property anytime, though you may be subjected to SSD if you sell within 3 years.
