HI,

Private property does not need to form a family nucleus to qualify for one. Thus, you can purchase a private property yourself but the loan review will be based on your own income only.

Another impact will be if your husband want to purchase a HDB, then he won't be able to since he will need to apply with you and you can't own any private property.

Thus, most important is to know what is your plan so we can advice further.

Of course you can! There is no marriage restrictions on purchasing private properties. Single, married, divorce, widowed, all are eligible to purchase a private property as long as one is above age 21 and is of sound mind.

Hi,

1) Only purchasing HDB flat (BTO/resale) has criteria on who can purchase. This is not applicable to private property.
2) Private property can be purchase alone or with non-related partners/friends etc.
3) There is no limit on size, number, area in purchasing private property.
4) Do note that you won't be able to apply for BTO unless the private property is sold for 30 months (2.5 years).
5) Only the owner income is used for TDSR assessment. Thus sometimes there are many owners in a single property/
6) Only the owner's CPF can be utilized for servicing mortgage loans.
7) Private property maximum loan-to-value is 75%, therefore you have to prepare for 5% cash, 20% cash, and/or CPF for a downpayment.
8) There is buyer stamp duty (~3% for property $1M), the legal fee involved in the purchase. Thus it is essential you got your figure correct before jumping into it.
9) You must be aware that your husband cannot buy HDB alone. Your name must be under either owner or occupier. And you have to sell your private property away within 6 months upon key collection of the HDB flat.
10) There is a seller stamp duty if you sell your private property within 3 years of purchase.
