It depends on what is inked in the Tenancy Agreement. If there are clauses stating that a termination is potentially possible with some arrangement, it could be worked out. But generally speaking, landlords are not open to the idea and there could be legal implications.

    If the landlord does not agree, then I have to pay the rent while leaving the rental place empty (i would have moved to the new house) for the rest of the lease term? that could get expensive...

Good morning Sir/ Mdm,

Probably you can check on the clauses in your Tenancy agreement.

But usually there's no pretermination clause as such especially for 1 year lease and for 2 years lease, it will be diplomatic clause if tenant has to leave Singapore.

If not you can have a discussion with landlord to have an agreement to break the lease earlier.
