What if the unit is not sold at the end of the day? Will there be a rental review? You see, there are certain terms and conditions which upon listed down, may favour 1 party or the other in the long run. If tenant does not want to shift in the short term and rental is lower than market, the viewing experience for the prospective purchaser may not be pleasant.

We need to examine the situation before we can work around what fits the best for all parties.

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

We are offering our clients a complimentary first consultation without obligations (Absolutely FREE!). Schedule for your FREE session today!

Hi, I'm assuming you are asking as a landlord. Technically, depending on whether it is HDB or Condo, the minimum lease term is 6 months and 3 months respectively.

I would suggest you just renew the lease every 6 or 3 months until it is sold.

Hi Sir/Madam

Yes, a tenancy agreement can be extended until the unit is sold, provided both the landlord and tenant agree to the extension. To capture this mutual agreement and understanding, it is crucial to document the extension formally in writing through an addendum to the existing tenancy agreement. This addendum should include details such as the new end date of the tenancy, any updated terms or conditions, and signatures from both parties to indicate their consent to the extension. This written documentation helps to avoid any misunderstandings or disputes in the future and ensures that both parties are clear on the agreed-upon terms.

My Answer with regards to your Question:

Yes, a tenancy agreement can be extended until the unit is sold, provided that both the landlord and tenant mutually agree to such an arrangement. To capture this mutual agreement and understanding, you should include specific clauses in the tenancy agreement regarding the extension period, the conditions under which the extension can occur, and any changes to the rental terms during the extended period. It's essential to document this agreement in writing and ensure that both parties sign the amended agreement to avoid any disputes in the future.
