Before my mum passed away, me and my husband use our name & cpf to clear the loan of the house. estimate about 55k. Our house is at tampines. Executive massionette. First owner is my dad, second my mum, third my husband and followed by me. Now me and my husband want to apply for new house. Understand the procedure that if we both want to take out our names from the house, either we need to find someone to take (HLE loan) to pay back our cpf back or my dad need to sell the house. All of us are not agreeing to selling the house. Now my younger brother is applying for HLE and we are waiting for the results. I heard from some agents saying that, for the time being, for my side and my husband, we can also apply HLE for resale flat while waiting for my brother HLE to be approved. But if my husband and me were to use our available cpf now, not much .. how are we going to apply for resale flat?

Good morning,

Basically when you apply for your HLE, they will not look at your CPF amount so they will just approve you the loan amount based on your income and age.

When you start the buying process, then we will need to do a financial calculation and also timeline planning so that we can time everything nicely for your CPF to be back and ready to be drawn for your house purchase. This is essential as any delays beyond the completion will end up with penalty interests calculated on a daily basis.

Maybe what I can suggest is that we can meet up for a chat and we can explore the possibilities of going through this together. No worries there are no obligations at all. As a house is often the most expensive thing that we buy in our lives, it is really advisable to walk through this journey with a professional realtor on this.

We are there not to chase you into making a purchase. Yes both you and your husband can apply for HLE first no issue, they only look at the applicant age, income and credit profile and base on that to approve the loan, and not the CPF.

Dear Mdm,

From the information that you have provided, it will be quite tough for your brother to take over the current flat as EMs are typically more expensive and therefore it may be financially stretching for one person to buy over the unit.

You and your husband may apply for HLE online first. There is no obligations to buy after the HLE is approved. For your case, I would recommend you to sell off the EM so that you can free up all the names and proceed to buy 2 HDB flats.
