Also, renting out the whole flat but lock a room isn’t an option as this is considered illegal.

Since this is a unit still under MOP, it is not advisable to rent out as a whole unit itself, although it provides the best rental return. If you are looking out for the maximum rental return, of course renting out the master bedroom and a common bedroom will give you the highest possible return. That said, given that your location is up north, it is quite likely that the tenants will not be from Malaysia but other neighbouring countries, therefore rental demand could be lower than other housing estates, depending on the vicinity to the tenants' work place. Depending on the conditions of the apartment and bedrooms, for master bedroom to fetch around $1,200 to $1,300 should be achievable while the common room at around $800. The price could be slightly better if you allow 2 pax per room where the utilities and WIFI is inclusive.

May i know when will your HDB MOP?
If it is in a few months time, you may have to weigh the pros and cons of renting out rooms now vs renting out whole unit when it reaches MOP in a few months time.

As your HDB is yet to MOP, you can only remt out rooms now.
To maximise the rental income, you will have to go with option B - renting out 1 common room and master bedroom.
Potential rental income will be $1.2k to $1.4k for master bedroom and $800 to $1k for common room.

Hi Melvin,

If the MOP has not been met yet, it is not advisable to rent out the whole unit especially when you are a SAF regular. In my opinion, it is better to rent out the whole unit so that you are able to get a higher rental especially when your flat is going to MOP soon and the rental market is still quite bullish. Room rental is also possible but not advisable because there will not be anyone taking care of the common area.

The demand for whole unit rental now quite high and I am sure you can get good rental

2. If your MOP in 6 months time or longer, you can consider to rent out your master bedroom and common bedroom for at least 6 months.
If you have intention to rent out whole unit, then for room rental tenant can try to match the lease period until MOP
