Since this is a unit still under MOP, it is not advisable to rent out as a whole unit itself, although it provides the best rental return. If you are looking out for the maximum rental return, of course renting out the master bedroom and a common bedroom will give you the highest possible return. That said, given that your location is up north, it is quite likely that the tenants will not be from Malaysia but other neighbouring countries, therefore rental demand could be lower than other housing estates, depending on the vicinity to the tenants' work place. Depending on the conditions of the apartment and bedrooms, for master bedroom to fetch around $1,200 to $1,300 should be achievable while the common room at around $800. The price could be slightly better if you allow 2 pax per room where the utilities and WIFI is inclusive.
