The discounts dished out by developers to clear stock are not applicable to all developers, especially for project plots purchased before the QP ruling kicks in.

In addition, even if developer does dish out discounts upon nearing or achieving TOP to clear stocks, you can be facing a situation where units with premium orientation or flooring will have already been snapped up by other buyers who purchased before the discount.

If you are buying outright for investment, perhaps it could make some sense in waiting out for the time where developer gives out discounts, otherwise it will be a difficult situation to balance out on when to enter.
