Morning Richard,

You are working based on today's pricing against previous year's pricing. If the cooling measures were not kicked in, the pricing you see today would have vast difference. Furthermore, the estate with significant pricing drop are those located in non-matured estate. Many units tend to obtain TOP at the same time with first time HDB owners trying to cash out and move on. And as for condo, we also understand that even developers are cautious on their pricing so as to be competitive. Do you think buyers will be willing to throw in huge quantum for resale?

Dear Richard,

Don't only depend on hearsay but look at data and its sources. As a salesperson, we have these information with us but as a home seller and buyer, it is also important to do some homework on your own.
