Are furnishing items like washing machine,refrigerator,oven provided during a resale transaction in a condo? I am in the process of buying a condo and wanted to clarify this as developer provided this at TOP and the resale are being made in 1 yr since TOP

Hi Soumya,

For resale transactions, fixtures will have to remain and both Seller and Buyer will acknowledge this. As for fittings, it is to be discussed between both parties prior to the issuance of the OTP.

If you as the Buyer request these items to remain, it is best if you can state it in your Letter of Offer when you present your cheque to the Seller. Whether the Seller is agreeable or not, it is up to them. Should they grant you the OTP, you will have to also take note of the inventory items stated.

Hi Mr Soumya,

Resale transaction only includes fixtures; such as lights, fans, built-in cabinet etc.

Fittings & Electrical appliances usually not included. However, this can be negotiate as part of the deal.

Once both parties agreed, an inventory has to be draft and signed so as to ensure everything that agreed upon are legally recognised. This has to be done on the day when cheque is presented, and before OTP is signed.

Do note that inventory list "must" be signed by all owners, purchasers and 3rd party witness, I repeat here "All" owners, this is extremely crucial to ensure you do not need to face with unpleasant situation.
