Anyone with experience in Private Property Market?

In the current market, what is a fair price in terms of % (5%, 10%, 20%) over valuation for a private condo in Orchard Road?

I am trying to sell my place in town....... but the valuations have not kept up (valuation is currently a laggard indicator) with the current rising market.

My unit is about 8-9 yrs old but still in tip top condition, building being re-done / refurbished. I am seeing currently launched projects in the same district and vicinity going at 40% more.

The typical price differential between new and under 10 years was 15% to 20%....... Now its 40%.........??????

Anyone, any thoughts on the subject?

Hi

What I can think of is that the last transacted price of the condo project you have was quite some time back therefore it was valued at last transacted price. Or not much transacted price in your project.

The layout, facilities, lease hold, furnishing, location are important too.
