Landlord is supposed to give the Tenant quiet enjoyment of the place.

You can include the clause, but I doubt Tenants will be comfortable renting the place.

Hi, yes you can add anything you want , but that's provided whether the tenant is comfortable or not and that's when your servicing agent will further negotiate on your behalf.

Under standard TA, landlord are required to provide the tenant the right of peaceful enjoyment throughout the period of lease. However, should you have doubts on the details of a TA, you can consult your property agent or lawyer accordingly.
