Hi,

If you have held your condo for more than 4 years, there will not be any seller stamp duty or any capital gains tax. The typical transaction costs will be the legal and agent fees. You also to use the sale price to pay off the outstanding mortgage and to refund the cpf you have utilized for the property.

For the purchase side of HDB, its also the legal, agent fees and hdb admin fees as well. You will also incur buyer's stamp duty of approx 3% of purchase price.

Most importantly, it will be good to do up a detailed financial and timeline planning so to minimize the costs and hassle, and to know what to expect before you commit to anything. It also depends on your finances on hand.

Afternoon,

If you had purchased your condo for more than 4 years, you will only need to pay for the legal fee when you sell.
For purchase of HDB unit, if you are PR, 5% ABSD is payable on top of standard 3% BSD. Not forgetting legal fee.
Other cost will be validation fee, HDB admin fee, insurance fee, tax refund, etc.
