Afternoon,

Single scheme grant is max of $15k, for staying near parents. HOw much cash you need to prepare will depend on your purchase price and how much CPF OA you have in hand. However, do note that to be eligible for HDB loan and grant, your monthly income should not exceed $5k.

You can try to obtain a personal loan from bank for the 5% cash downpayment but it will affect the loan quantum.
