It would be ideal to refer to your TA, your agent or the lawyer who you might have engaged to draft the TA. This set of documents and the respective individual will be able to assist you accordingly.

Hi Jaye,

If your out going tenant has been servicing the aircon as stipulated in the TA ( he needs to show service receipts), then the breakdown cannot be accosted to the Tenant.

Perhaps Time has come for the aircon....old age...etc ... then replacement of aircon will be the responsibility of the landlord.

I recently "tookover" a rental unit. The Oven is still working, But the display panel flickers. One cannot see the display ... its like disco light..

Technician checked. Its a problem with the electronic parts.

It will breakdown ANYTIME.

The case becomes a 'wear and tear' one. Hence landlord had to replace the Oven before the next tenant comes in.
