Hi Sir/Mdm,

As you are above the age of 55 years old, you will be able to purchase a HDB immediately after selling the condo. However, you are still restricted to 4 room or smaller resale flat. If you wish to purchase a 5 room or bigger flat, you will need to observe the wait out period of 15 months. If there is a genuine need for a bigger flat, I would suggest that you write in to HDB to appeal for a waiver.

Yes the 15 month rule applies for private property downgrader who wants to get hdb 5-room size and above, regardless whether you are taking loan or not. I have assisted clients in a similar scenario to do the same, you can also consider those older bigger sized 4-room hdb flats as well.
