After 3 days of renewing their tenancy with us the couple announced this morning that today is their last day and wants to move out and asking for their deposit of one month.my concern is I cannot give back the deposit without a month's notice which was our verbal agreement before. There's no contract between us except that one month notice of termination by either party. What should I do? I need to find a replacement and does their deposit not forfeited since they did not follow our agreement. Please advise. Thanks.

Morning Shelsie,

Since there's no contract, there's nothing legal to bind them to the rental. I would advise you to contact your salesperson to assist you on such dispute.
