A lot of gurus have advised that flats facing afternoon sun
is never an issue in selling. And many say they are currently selling such units. How do you exactly bring out the advantage or marketing strategy for such units. Appreciate practical advice from gurus! Thanks!

Dear sir/madam,

The approach towards a sale can be through features or benefits.

A west sun facing is a feature, but if we are able to bring out the benefits where prospective purchasers can agree with, then half the battle is won.

For example, we have also hear about buyers preferring high floor units, but what is the prospective buyer is afraid of heights? Does a high floor unit appeal to this prospect? The art of successfully marketing a unit for sale typically lies with the qualification of prospective buyers and building up the script of sale instantly based on the prospects' profile where we pitch more heavily towards the prospect's preference to bring across the plus points of the property that is beneficial to the prospects instead of dwelling over a potential negative aspect of a property, trying to overcome the issue.

Orientation of the unit does not change therefore it will be better to focus on other features of the property in order to link up the best benefits the property can offer to the prospect.

I have been in the real estate business since 2009, with more than 10years of experience serving the Singapore real estate market.

If your unit is not facing direct WEST sun, there shouldn't be any major issue.

If yours really facing west sun, then we need to see the surrounding to access and determine a more acceptable selling price that buyers can accept.
