A Hotelier is keen to be my tenant to house his catering staff in my semi-D. What is the max number of people I can permit to stay contractually? What if additional pax use the place - wud I be penalised?

Mr Francis,

Under URA Regulations, the total no of unrelated tenants is capped to a maximum of 8 persons per private property regardless of the no. of rooms available or the size of the property. If the number of unrelated tenants should exceed 8 persons per property, it will treated as being used as a dormitory.

If the authorities conduct a check and found that the regulation is breached, you might be subjected to warning or fined.

    Thanks Dan, As you say if authorities check I can get fined as landlord, how about the tenant who after signing the contract and breaches it - does he go scott free? Mr. Francis
