This question often pops up throughout my past 8 years in this industry. What is a better purchase? If we are looking closely at the current market, a new leasehold project is selling at a higher price per square foot over an older freehold project, as such, how do we determine what is a better project to buy? Given that an older leasehold project is often sought after for its vast amount of space over newer leasehold projects, as well as the potential for these older projects to go on collective sale.

Therefore, at the end of the day, we are only able to determine which is the better solution after thorough review of what the purchaser needs, from lifestyle to family as well as future plans. There is no perfect solution, but best fit solution, and such solutions can change over time, which is why I conduct periodic asset portfolio review with clients on a 5 years basis to look into what they own, need and make changes which are applicable and beneficial.
