Hi Mr Ng,

Initial cash outlay will be the downpayment, legal fees, mortgage's stamp duty and misc (if).

Downpayment will depends on the mortgage loan that you will be able to obtain. For eg. 80% loan. 20% downpayment will be 5% cash 15% CPF (shortfall in cash)

Legal fees range from $2.5k to $3k.

Mortgage's stamp duty of at least $550 if taking up a loan.

Pros and cons on the other two questions are based on whether are you buying it for investment or own occupation.
