If you are selling your EC and buy another condo, the 15-month wait-out period is not applicable.

Selling:
1. Have you fulfill 5 years minimum occupation period (MOP)?

2. Steps in selling
- Appoint agent to market your unit, I will be glad to assist on this

Hi,

1) 15 month wait out period not applicable as it is selling a private property to buy another private property and not resale HDB

2) It takes approximately 12 weeks from exercising of OTP to completion. We need to time the sale completion to be approximately 3 weeks before the purchase completion so the CPF refund and sale proceeds can be in time to port over to the purchase completion.

May I know if the 5 year MOP of the EC has been fulfilled? I have assisted various homeowners to do the same and have helped them to smoothly transit to their next property. As you are upgrading to a private condo, there is no 15 months wait out period. The wait out period is for private home owners who are looking to purchase resale HDB after the sale of their private property, if they are 55 years old or below, or if they are 55 years old and above looking to purchase a resale HDB that is bigger than 4 room flat.

Typically, the transaction will take about 12 weeks to complete after exercising of the Option To Purchase, as this is the usual time frame required in order to discharge the bank loan without incurring any penalty from the bank, therefore if you require the funds from your sale to fund your purchase, including your CPF funds, it will be ideal to time the completion of your purchase at least 2.5 weeks apart from your sale. 1) EC is considered a private residential property likewise to a condo.
2) The wait-out period is only applicable to buying an HDB flat after selling a private residential property.
3) When the said property is under a mortgage, the completion period is estimated to be 3 months from exercising of OTP.
4) If the said property is free from mortgage, the completion period could be shortened to 2 months from exercising of OTP.

The 15-month wait out period is only for purchase of HDB resale flats. It is not applicable for private properties.

If you're looking to do both selling and buying, it is advisable to plan the timeline properly, so that you do not incur ABSD on your purchase.

As both the sale and purchase are for private properties, completion timeline can be discussed and fixed. It can range from as soon as 3 months, or delay for as long as 6 months or even more, depending on your housing needs.
