First and foremost, the above 3 projects, S@S, J18, Centra Studios are all fundamentally different from each other hence would not be too "fair" a means to make comparisons of them just by being in the same district.
For instance, Centra has only 1 bedroom units, as such, the high psf is undoubtedly skewed by the high concentration of small units, conversely, S@S and J18 both have larger penthouse units which bring the average psf lower.
Still, you have rightly pointed out that the D14 projects have seen rising launch psf prices. This is mainly due to the high demand from such units that the market is currently able to absorb. Case in point is that all those launches in the D14 area by Huttons have sold out in the first day of launch.
As to selling off a new launch, it has everything to do with pricing. Our team has recently concluded a subsale for the first launch in Casa Aerata and netted the seller a tidy sum, thus time and timing all play a part in your consideration for your investment.
A key considerataion that many investors fail to take note on is the exit strategy, meaning, if you already have hit the jackpot, do you take your winnings and leave?
