3) current age, active income, $700k in cash or inclusive of CPF, own any property; HDB or private, etc are some important factors to comment on how best to optimize your investment.
4) Assuming you don't own any residential property, you are 30+ yrs old, the active income of $5k or more.
5) There are plenty of options to plan for your retirement.
6) on the other hand, age 70+, $700k inclusive of the retirement fund, no active income.
7) Your choice will be limited and should go for something fast return and lowest risk possible.

Dear Buyer,
With 700k, There are locations where you can get at least a decent return on investment be it HDB or resale condo, assuming that this amount is purely for property investment.

Location is always key to rental returns. There are places in SG currently, where you can get rentals of 3k for resale HDB (after MOP) n condos. You will be surprised that you can buy HDB properties for that amount and receive such high rentals too.

Hi,

The best option depends on your profile. If you're a first timer with low income (but with $700k Cash), you might want to purchase a resale HDB and utilise all the Grants that are available to you. You may get up to $50k CPF Housing Grant, $80k EHG, and $30k PHG, which can total up to $160k. This means you can purchase a HDB flat in the range of $900k easily.

After you had served your MOP, you may choose to sell off this flat and cash out the proceeds. Assuming that the HDB flat does not appreciate over the 5 years, if you sold at the price that you purchased at, you will still be guaranteed $160k of "profits".

Assuming you purchase a $400k HDB flat, and took up the max grant of $160k, your cash outlay would be only $240k. If you sell this same flat at $400k in 5 years time, you ROI would be 66.67% over 5 years, which works out to be 13.3% return per year!
