I'm not sure why you say that there are a lot of vacant units and it's difficult to find tenants? Is that from your personal experience?

Because from my experience this year, rental market is booming. I had managed to rent out all my units within the first viewing, and with many other groups of tenants being left disappointed at not being able to secure the unit.

And shockingly, I had also encountered some Tenants who came to view the units offering more than the Landlord's asking rental price just to secure the unit before others!!

In terms of rental renewals, Landlords are raising rental, and tenants are willing to pay for a higher rental.
