While browsing through the hdb estates at a particular block, I saw that there are 4 units for sale. But upon checking, I realised that there is only one unit put up for sale in that block and that unit is marketed by 4 different agents. Why do agents do that? What are the factors i should consider to select who to contact for viewing the flat? FIRST consideration - I thought I would call up the agent who offers a lower price, if there is a price difference and LAST OF ALL - the agent who earns the 'top seller' award. It's kind of silly to call him first when i know that he would be asking for a high price for the seller, isn't it? Any advice from you?

Hi, you are right to say to contact the agent with the lowest offer naturally, doesn't matter what or which title the agent holds. Because at the end of the day, it is the seller who makes the decision whether to accept your offer or not.

Afternoon,

As for this, you might want to check with the seller why did he engage 4 different agents to market his unit. Under CEA ruling, agents are not allowed to advertise for the unit without consent from seller.

Hi there,

It is very common for a unit to be marketed by many agents. There are many owners who think that engaging more agents will be better than to engage one exclusive agent. However, engaging one exclusive agent to market the unit is usually the best.

Hence, you see the same unit being marketed by 4 agents as the owner feels that it may have better results though not necessarily true. In terms of who to contact first, sometimes the agent who advertises the lowest asking may just be trying to get buyers to view when the actual asking price of the seller is higher.

Calling the agent who markets the unit at the lowest price may work against you as the actual price of unit may be much higher. If you are keen in engaging an agent to assist you with the buying procedure, I'll be able to assist you with the negotiations to get the best price.

However if you would like to DIY, do keep in mind that the cheapest price advertised may not be the true asking price of the seller.

Agents are not allowed to advertised unless he obtains permission from Sellers.

When you see a unit being marketed by more than ONE agent, it is simply because the seller chooses to NOT give exclusive to 1 single agent.

Some sellers feel that by having more agent market their unit, will gain more exposures and hence sell faster.

But in fact, it gives buyers the wrong impression that there are MANY to choose from and/or that the seller is desperate.

It does not matter which agent you contact, higher or lower price.

At the end of the day, the seller decides what price point he wants to sell. Tendency is for buyer to contact one that list a 'fair' value.
