Which is a better investment in terms of capital appreciation in 20 years time, an apartment or a landed property? Where to refer to statistics on this? Can a PR purchase a landed property in Singapore?

If you free can share with you from the data in URA.

PR can buy a landed for own use. Just need to get approval from LDAU. If approval is rejected then can only buy townhouse like unit.

SPRs are eligible for private condominiums and townhouse like landed. Landed homes will be subjected to approval.
Personally, I would opt for a condo , as the simple rule of thumb applies- lower quantum , comparable or higher capital gain and yield.
Perhaps you can contact me so that I can illustrate a set of data and analyse each and every desired project with projected capital gain and rental yield in the next 5-10 years. This will make your deduction easier. It would be easier to illustrate with a set of data rather words.Thank You!
