Dear owner,

What is the intention to sell and buy? Many agents will advise to cash-out in this market sentiments, nevertheless, I'd support that you keep you HDB as the moment you sell you HDB and purchase a private property, to come back into the HDB market, you'd have to sell your private property and be tied down to another 5 years.

Given myself to be in your situation, I will instead consider to sell my EM and move to a smaller HDB unit such that I have enough cash for retirements.
