What would be your advise ?
I am retired and currently staying at a fully paid 2 1/2 story semi-detached house in district 28(the house is 26 yrs old, DBS bank valuation $4.3m) where there is no mrt station and amenities nearby. I am thinking of switching to a district 21 ( Lentor area) smaller move in condition terrace house( value abt $3m) with mrt/amenities nearby.
Do you think it is a wise investment? If not, what would be your advise?

Hi Mr William,

I understand your needs as a retiree to shift to somewhere near amenities. I personally have assisted a few clients of similar profile to yours.

Landed homes generally has good value and makes good investments. However, it may not be suitable for some elderly with difficulties climbing stairs or walking long distances. Also, maintained a landed home can be a tiring chore if you do not have a helper to assist you in the maintenance of the house.

This sounds like a feasible plan off your description. For your information, Lentor is located in District 26 instead of District 21. While the description looks feasible, the on ground situation could perhaps differ as I do understand the prices of landed homes have raised significantly since Q3 2020. The valuation you have gotten for both your place, which I suppose should be somewhere within Seletar Hills Estate, and the locale you intend to purchase may not be as applicable.

Hi William,

I understand the thought process that triggered the motivation to move, with an inclination for more convenience in your new place and getting a relatively more manageable size for the family. May I know if there will be many family members joining you should you embark on this move?

As landed homes in Singapore are a good store of value and for wealth preservation due to the limited supply, it is more often than not, when held long term, a good investment home category.
However, as we age it may be a challenge too as maintenace of the upkeep becomes challenging with the size and the need to use stairs.

Is there an particular estate or street you have identified? Lentor area is undergoing some rejuvenation plans with the recent government land tender awarded to Guocoland for a mixed commercial residential development. It has given an uplift for the locality and land values there as well. Being not far away to the nature reserve, I think its a good location to look at.

Perhaps we can discuss in depth so to have a better idea on which is a more optimal move for your plans? May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.
