Hi, I believed you are the same person who asked about this question previously. Generally, for a 2 bedroom, your sales proceeds would be about 200k to 250k, and for a 3 bedroom unit, your sales proceeds would be about 300k to 350k. Pls note that this is only a rough guide as it would still be dependent on the market sentiment, location, condition of the unit and etc...

Hi,

In all honesty, there is no guaranteed capital gains, all investment comes with risks. When you mentioned "same market as now", there are a multitude of factors that are at play, not least the various cooling measures in place currently. 5 years from now, it is likely some of it will be revised or altered. It is more of an issue of how confident you are in Woodlands growth potential, and Singapores economy in general. With the area being zoned as a regional centre, you are at least assured there will be infrastructure developments which can potentially boost your asset price. Dear owner,

If market is the same, there will be no gains but loss since you have already eroded 5 years of the tenure off after meeting the MOP.

It is supposedly too premature to talk about gains at this point of time. If you are purely looking at investments, perhaps you should look into other options while getting a cheaper HDB for own stay.
