If you talk about ROI in a 99 or FH properties, 99 years leasehold tends to be better. Mainly because of the entry point and exit point. All across Singapore FH properties are sold at a premium of 15-20% higher than 99yrs leasehold properties. Always must know a exit plan in mind and whether it will be a short term or long term investment.

Growth rate of real estate in Singapore is relatively homogeneous across the sector, therefore in terms of risk, a relatively new condo of 99years can be a more optimal choice if a mid term exit is planned for, since the quantum size is likely to be lower, with lesser equity involved. Dear Sir/Mdm,

Leasehold properties are usually on a 99 years lease and they will run out at the end of the lease. However, this does not usually happen because older properties will undergo collective sale and developer who purchase the project will top up the lease to 99 years ago. For freehold properties, the lease are on either freehold or 999 years and will not run out for many generations.

I have done a research and comparison between FH and leasehold properties in Singapore and found that leasehold properties are typically a better investment option compared to the freehold ones in terms of potential upside as well as rental returns.

Let me address to your questions:

(1) What is the difference between freehold and 99 year lease property

In my opinion, Freehold properties are limited and generally hold a price premium compared to leasehold properties, hence Leasehold properties generally provide higher rental yield due to lesser capital cost.

Freehold properties have a higher potential for enbloc while en bloc is not a guaranteed option for leasehold properties and there is a possibility that the land will return to the state at the end of a lease.

There is no restrictions on the use of Central Provident Fund for freehold properties.

(2) Which one is better from a return on investment perspective ?

In summary, Freehold properties hold a few key advantages over their leasehold properties, higher en bloc potential, slower pace of depreciation and the absence of restrictions on the use of Central Provident Fund for home purchases.

Compared to freehold properties, Leasehold properties have a lower quantum. Hence, Leasehold properties in excellent locations may deliver superior returns on investment compared to freehold properties with less desirable attributes.
