The current estimated valuation is around $440k with COV asking of around $40k to $55k.

Hi,
You can observe that the valuation range given by the agents replying here are $430k - $450K and COV are $15k - $50K.
You can only get the actual valuation only if you apply for one. Also, as for the COV, it's more realistic to understand a few things:
1) the current market sentiments,
2) how near to MRT & amenities,
3) Level & age
4) Renovation (of course not the uptmost importance but may help)
Ask around for recommendation of agents and interview them before committing on one.

Valuation for some listings in the market currently is in the range of $440k, which should be purely a guide price. The last transaction in your block for a 1st floor unit with 113sqm was having a $420k valuation., while a 121sqm unit in block 200 was transacted with valuation of $435k on #9.
The above valuation are purely for your reference and does not necessary reflect that the valuation for your unit will be in this range as we are definitely unaware of how the conditions of these units are as compared to yours.
My west district team is currently serving 3 groups of buyers (1 recent turned PR) hunting for 4 and 5 rooms flats in the west and can potentially introduce them to your unit if the conditions matches the requirements. How can I make an arrangement with you for further discussion?
