Based on the latest 5rooms transaction at Blk 180 which is $470k in July 2012, the valuation of your flat should est to be around $440k to $450k. With a reasonable COV of $20k to $40k should give you a very conservative final selling price.

Having said that, the valuation and cov depends on various factors such as level, conditions and facing of your unit. Every unit is different.
