Hi Ley San,

I probably assume your block is Blk 25x - 26x in Sengkang?

I recently helped sell and buy some units in Sengkang Blk 32x opposite Compass Point Mall. The 4-room unit there was sold $330 - $370k then in Jul/Aug 2009. Today, the 4-room units are sold $20-30k more.
A 5-room unit there then was valued at $375k.

Units around Compass Point Mall are expected to appreciate with the launch of the kopitiam food centre and wet market by end of the year.

5-room units particularly those at blk 25x - 260x are newer and closer to the Mall and therefore command a premium. Price tag about $500k.
