1) All subsidies do come with a price. You have to decide when is the best time to get the best out of it.
2) You will get more from the EHG when your income is lower.
3) Most people will plan in a way that their income will get higher in the future and not the reverse. So you are receiving less if you apply EHG for the 2nd flat a few years down the road, which will be at least 5 years from now.
4) Of course, once you receive the grant now. When you buy the next subsidized flat in the future. You will be liable for a resale levy.
5) So in order not to incur the resale levy, you decided not to apply now but plan for the 2nd subsidized flat.
6) What happens if by then your income exceeds the income level and no longer eligible for it?
7) If you are planning to buy a resale flat now and buy a BTO later. Then I would suggest you work out your budget and whether you really need the grant.
8) If your budget is sufficient then it is best not to apply for the grant. So that you won't have to worry about the resale levy in the future.
