Unfortunately no, once you sold off the 3-room flat, and decide to buy another 4-room again, you will need to sell off all private properties. If you are below 55 years old, you also need to wait out 15 months after selling the condo before you are eligible to purchase the 4-room HDB.

You will not be eligible to purchase a resale HDB without selling your current condo based on latest regulations. If both you and your wife are 55 years and above and wishes to purchase a resale HDB, you will be required to sell your current condo before you purchase a 4 room flat or smaller unit, otherwise you will be required to wait out for a 15 months period before being eligible to purchase a resale HDB.
