We have 4-room unit in Fernvale Crest, Sengkang West Way to sell as we would like to move closer to our parents in Pasir Ris and possibly upgrade to a bigger place. Wonderinf with regards to finances (agent fees, other fees incurred, renovation costs) and how we can go about the selling and buying seamlessly as we have young kids.

Hi,

In general, the cost you would incurred for buying are as such for buying:
(1) OTP deposit & exercise = $5k
(2) Resale application = $80
(3) Registration & microfilming = $215.90 (3-rm & above)
(4) Valuation = $120
(5) Miscellaneous = $15
(6) Caveat = $139.30
(7) Fire insurance = $6.60 (5-rm), $5.50 (4-rm)
(8) Salesperson commission (1%+GST) = $4,285 ($400k), $5,350 ($500k)

CPF:
(1) 10% downpayment = $40k ($400k), $50k ($500k)
(2) Basic stamp duty = $6,600 ($400k), $9,600 ($500k)
(3) Legal fee = $1.2k~$1.4k dependent on loan amt
(4) HPS = $600 dependent on loan amt.

Cost for selling, mainly on:
(1) Agent fee
(2) legal fee (dependent on selling price) similar to above. ~$1K ($500k)
(3) Registration & microfilming = $215.90 (3-rm & above)

It could be quite an information overload to breakdown all the costs to you. But generally speaking the typical breakdown for sale is as below:

Sale price
Less outstanding loan
Less cpf OA to be refunded
Less agent commission
Less legal fees

Balance will be the cash proceeds. The cash proceeds and CPF OA utilized and refunded will be able to use for the next property purchase. You also get to enjoy Proximity Housing Grant if buying near parents in Pasir Ris Estate.

Most importantly, is to work with an professional agent whom you are comfortable with and can be committed to your plans. Selling and buying involves careful planning of the finances and timeline.

To upgrade seamlessly and smoothly without a need to rent an interim place to stay during the transition period required meticulous planning in term of the timeline and the finances.

For the planning of the timeline, you may want to request for an extension of stay from your potential buyers so that you will have sufficient time to renovate your new place (if necessary) and have sufficient time to move especially with the young kids.

As for finances, it will be worthwhile to plan it such that you do not have to take up bridging loan and will be able to reuse the funds from your existing flat to finance the new one.
