We had finished our 5rm hdb mortgage loan.I got about $150k to $300k cash to invest in our private apartment or condo..to collect rental to pay for our plan private purchased mortgage...we are SC...our household income is only $4300 to $6000... We would like to get a freehold unit for rental and higher capital return investment...best to have some cash return after monthly mortgage servicing the plan private purchased.. We would like to stay in our hdb unit and getting another private for invest... Can we afford ,allow based on the current property ruling,any fine,restriction,qualify based on our low income to purchase one??

Dear sir/madam, Financially, I believe you are well prepared when it comes to the downpayment, however, to understand more about your loan eligibility, you will need to speak to a proper banker instead. With the implementation of the TDSR, many buyers and investors are greatly affected as they are unable to secure the loan that they require for their purchase. Speak to a banker first and we can work on the remainder once the financial profiling is done. Do note that should you purchase a 2nd residential property, you will be subjected to Additional Buyer's Stamp Duty. Hi, congrats that you have fully paid up on your existing HDB loan, assuming you have no other property loan, then you will be eligible to apply for up to 80% loan financing as it will be consider as your one and only ppty loan. However it will be up to the bank assessment as they would have to factor in the Total Debt Servicing Ratio (TDSR) of 60%. Do take note that the loan tenure is 30 years or up to 65 years old whichever is shorter. Based on your said income of $6k and assuming you are below 35 years, there is a high possibility that you might be able to get an 80% assuming currently you have no other financial liabilities. So assuming your next purchase is your second ppty then you have to take note that other than the normal stamp duty that you are required to pay, you would need to pay for the additional buyer stamp duty of 7% (for 2nd ppty). So given that you have $300k and an income of $6k and assuming you are below 35 years and able to get an 80% loan financing then most likely you could only go for property worth less than a $1million. Assuming your next property purchase is $1million, the total stamp duty would be $94,600 and the downpayment would be $200K (20%), total cash outlay would be close to $300k already. There are still 2 bedroom freehold below $1million. It depends on the location that you are looking at.
