We are married and both are working (total income 7K) and got PR on March 2014.
1. when can we buy a HDB flat?
2. Eligible to apply a housing loan/how much?
3. Can use CPF to pay 10% down payment?
4. Fee for Stamp/Agent?
5. Required saving in CASH to buy 3 bedded room for 600k.

Good afternoon,

Since both of you just turned SPR in March 2014, you have to wait 3 years till March 2017 before you are eligible to purchase a resale HDB.

As SPRs, you are only eligible to apply for bank loan. If you are able to obtain 80% bank loan, 20% downpayment will be 5% cash and 15% CPF OA funds or cash if shortfall.

Other fees will be estimated 3% buyer's stamp duty (of purchase price), 5% additional buyer's stamp duty as SPR, legal fees, valuation fees, resale submission fee, agent fee (1% plus 7% GST of purchase price) etc.

The initially outlay inclusive of CPF downpayment will be around $168k based on $600k property.

If both of you feels that 3 years is too long a period to wait, you might consider purchasing private property.

Hi,

To purchase a resale HDB, both SPR applicants of the household have to be SPRs for at least 3 years from date of PR issuance. Will you be open to resale condos instead? Thanks and hope to hear from you soon.
