We are in doubt whether we can afford to buy a 4-room resale near our parent's place at Bedok Reservoir.

Or just apply for BTO at Punggol instead, which would be our last resort of staying far from parent's and relies on public transportation.

Here's are our financial situations:
HLE: $277,000
CPF: $30,000
Grants: $50,000 + $5,000 + $20,000 = $75,000
(Enchanced CPF Grant + AHG + Prox. Grant)

We did some internet reading on whether we need to fork out cash or not, and our affordability and grants.

Your budget should be up to $425k and not more than that if all figures you given are taken into consideration.

Do take note you will need to fork out around $10k for option deposit, valuation, resale application, agent's service fee etc.

Let say figures provided are accurate.

I would suggest you keep your budget at those at or below $385k. Otherwise, you will be extremely stretch and require cash to top up any miscellance or even stamp duty.
Cash portion including everything is alight less than $9.6k to complete the whole transaction.

Monthly mortgage will be aroung $1.25k with an assumption of loan tenure up to 25 yrs.
