We are 2 singles currently staying together and each own a HDB flat now. Our 2 flats has reached its MOP. Our goals is to get some other properties now and again sell it away 5 years later if there's profit and hopefully buy again without having to take up any loan.
Kindly advice what's the best option for us as below.

1. Buy back 2 HDB property.
2. Purchase an EC as joint singles.
3. Stay put with current flats. Stay in 1 and rent out the other.

Hi, moving forward, a HDB unit is no longer an asset unlike the past where one could earn a couple of hundred thousand. My advice would be going for an EC as joint singles.

Hi,

For option 1 and 2, once you purchase the next property, you have to sell away your current hdb that you own respectively. Option 3 helps you to monetize the asset which can be considered to meet your objectives. Alternatively you can consider to jointly invest in another property.

Dear sir/madam,

Option 1 is not as viable which I believe my fellow professionals have already touched on the reason.

Option 2 could be worth considering given that your outlay will not be huge since you will be liquidating both the HDB in order to get the EC, nevertheless, the investment return can only be achieved in more than 5 years if the EC you are eyeing is still under construction.

Option 3 could be the most risk free option and it allows you to immediately monetise your asset, however, it could also work against you if both the HDB are already aging (in their late 20s) as it would not be as attractive to purchase as a resale flat in future as now, therefore whatever rental income you will be getting will need to be factored into the future sales price. Not to forget that there will be maintenance costs for the properties when you rent out in cases where appliances or furnitures require repairs and etc.

I would recommend that you looking into a dual key development if finances allow, where you can rent out the studio portion of the apartment while you stay in the main apartment. It will be good if it is a private project as you will not be subjected to MOP therefore it could be easier for you to rearrange your asset portfolio in future.

Dear Sir/Mdm,

You will not be able to reap a significant profit if you buy a resale HDB now unless it is BTO as prices have moderated and are expected to continue to remain stagnant in the near future.

You may want to consider getting an EC instead if you are eligible. ECs are priced lower as compared to private condo within the same location and therefore has a greater potential for capital gain when you sell. You may want to consider getting a dual key EC, where you can stay and rent part of it out at the same time.
